What American Tower actually does
American Tower owns communications towers and leases space on them to mobile carriers and other companies. It operates in the United States and in many other countries, and it also owns data centers. A phone call or video stream is often carried, at some point, by equipment mounted on a tower like these.
How the business makes money
Carriers sign long-term leases with built-in annual increases, and more tenants on a tower add revenue at little extra cost. That makes the income predictable, and it is why towers are often seen as an infrastructure-style investment.
The dividend story
AMT is a real estate investment trust (REIT). REITs must distribute most of their taxable income to shareholders, which is why they usually pay higher yields than ordinary companies. The dividend is paid quarterly and has been raised regularly since the company became a REIT.
What to keep an eye on
- Interest rates. The company carries a lot of debt, and higher rates raise costs and lower REIT valuations.
- Customer concentration. A few large carriers provide much of the rent.
- Carrier mergers. Fewer carriers can mean fewer tenants.
- Foreign currencies. A strong dollar reduces reported income from abroad.
Quick take
American Tower is a steady, contract-based business with a growing REIT dividend, with debt and interest rates as the main sensitivity.
